Renters insurance is the cheapest meaningful coverage most people can buy. Typical premiums land between $15 and $30 a month — call it $180 to $360 a year — for a policy that covers tens of thousands in belongings and hundreds of thousands in liability.
It’s also, for the same reason, the policy people most often skip. Here’s what actually determines the price.
What Moves Your Premium
Location
The single biggest factor. Rates vary substantially by state and by ZIP code within a state, driven by:
- Local crime and theft rates
- Catastrophe exposure — hurricane, hail, wildfire
- The cost of repairing and replacing goods locally
- State regulation and the competitiveness of the local market
Gulf Coast and hail-belt states run considerably above the national average. Much of the interior Northeast and Pacific Northwest runs below it.
Coverage limits
The obvious lever. Doubling personal property coverage from $20,000 to $40,000 doesn’t double the premium — the increase is usually modest, because the fixed costs of writing the policy dominate. This is why buying too little coverage is a poor trade: you save a few dollars a month and cap your recovery.
Deductible
Standard options are $250, $500 and $1,000. Moving from $250 to $1,000 typically cuts 10-15%.
Given that a renters claim is usually a few thousand dollars, a very high deductible can make the property coverage nearly pointless. $500 is the sensible middle for most people.
Replacement cost vs. actual cash value
Replacement cost costs a little more and pays substantially more. Take it.
Liability limit
Raising liability from $100,000 to $300,000 usually costs a few dollars a month. It’s the best-value increment on the policy.
Your building
Insurers price for construction and protection:
- Sprinklers and central-station fire alarms reduce premiums
- A monitored security system reduces theft exposure
- Newer buildings with updated wiring and plumbing rate better
- Distance to a fire hydrant and fire station factors in
If your building has these features, make sure your insurer knows. Renters routinely fail to mention them.
Credit-based insurance score
In most states this is a rating factor, and a meaningful one. Four states restrict or prohibit it: California, Hawaii, Massachusetts and Michigan.
Pets
Certain dog breeds trigger liability surcharges or outright exclusions, because dog bite claims are a significant share of liability losses. If you have a dog, disclose it — an excluded bite claim is a catastrophic surprise.
Claims history
Prior claims — including on previous renters or homeowners policies — follow you through the CLUE database for seven years.
Where the Real Savings Are
Bundle with auto. This is the largest single discount available. Multi-policy discounts of 10-25% on the auto policy frequently exceed the entire cost of the renters policy. A great many people effectively get renters coverage for free by bundling, and don’t realise it.
Shop annually. The spread between carriers on an identical renters policy is routinely 40% or more. It takes fifteen minutes.
Pay annually rather than monthly. Installment fees add up, and paid-in-full discounts are common.
Claim every discount: paperless billing, autopay, alarm systems, non-smoker, claims-free, loyalty, and in some cases professional or alumni affiliations.
Don’t file small claims. A $900 claim on a $500 deductible nets $400 and can raise your rate for years — and, more importantly, can make you harder to insure.
What Not to Cut
Don’t drop liability to the minimum. The water-damage-through-the-floor scenario is the most common serious renters claim, and it routinely runs past $100,000 across multiple units.
Don’t underinsure your property. Inventory your apartment properly. The number is almost always higher than the guess.
Don’t skip scheduling valuables. Jewellery theft is typically capped at $1,000-$2,500 regardless of your overall limit. Scheduling a ring costs a small amount annually and removes both the cap and the deductible.

For most renters:
- Personal property: enough to replace everything, based on an actual inventory
- Liability: $300,000
- Deductible: $500
- Replacement cost settlement
- Scheduled endorsements for anything above the sublimits
- Bundled with auto
